Even though the worst of the Coronavirus situation may be gone, caution and responsibility should still be used.
TIPS IF YOU ARE A SELLER

Open all doors before all showings and sanitize knobs after each showing.
Leave cabinet and closet doors and any other space a buyer will want to see open.
Turn on needed lights, lamps, and light switches before the showing starts.
Provide sanitizer and any PPE if you feel necessary..
TIPS IF YOU ARE A BUYER
Refrain from touching ANY surface while viewing the property.
Use your own car while driving to a showing. Do not carpool with others.
Remove shoes or wear booties while inside a property, if required. Be careful and safe — don’t slip or trip!
Always bring your own sanitizer in case it is not provided by the agent.
AGENT SUGGESTIONS FOR WORKING WITH SELLERS
There’s no doubt about it, you’re going to have to see that house in person. Follow CDC guidelines.
Determine if the seller will or will not allow in-person showings and Open Houses.
Determine what protocol the seller will require visitors to follow: i.e. booties, masks, gloves, sanitizing, washing hands on entry and exit, touching limited to showing agent, etc… Put those requirements in writing and in the agent remarks of the listing.
Consider using the CBS code on the lockbox to be sure you are speaking to the Buyers agent prior to any showing.
The seller may require the buyer be pre-qualified before viewing the property.
Strongly consider having a video tour done of the property. There are a variety of narrated and non-narrated tours available. Sellers may prefer to pay for a professional tour in order to reduce traffic in their home.
GUIDELINES FOR HOLDING PUBLIC OPEN HOUSES
With your seller’s permission, you can hold an open house if done carefully.
Give visitors our Open House flyer to review prior to coming into the home. It reminds them to social distance, requires groups of 4 or less people in the home at the same time, requests they wash or sanitize hands when they enter and that they not touch surfaces. The flyer includes a space for buyers to sign in. This is for tracking purposes.
AGENT SUGGESTIONS FOR WORKING WITH BUYERS
Use Zoom or other conferencing to conduct your initial meeting to review agency, disclosures, contracts, and your buyer’s specific needs. Send documents for signatures via your electronic signing system of choice. Be sure to review them and make a note of when you did so.
Make sure before showing any properties that your clients are not experiencing symptoms or are sick.
As always, get your clients pre-qualified or have proof of funds before showing property.
Speak to listing agents in advance of any showing to review the seller’s showing requirements. As always, follow ALL showing instructions.
